o Conversion of (2) existing wood framed residences into a single, multi-tenant office building. o Constructed in 1997 o Program Includes: - 1,500 sf addition - 5,000 sf of renovation - Parking & Landscaping - Leasable tenant space appropriate for office or retail tenants - Limited construction budget o Payto Architects Scope of services included: - Program Development - Project Design - Construction Drawings - Contract Administration This complex and sensitive project consists of the rehabilitation of two (2) older adjacent frame houses combined with a new addition of approximately 1,500 sf to create a total of 6,500 sf of leasable space. The intimate residential scale and feel were maintained. The project was developed to accommodate small office & retail tenants to this primarily residential area. Parking was located in the rear so as not to disrupt the scale of appearance of the front of the building. The budget was completed on time and within very tight budget constraints. |
