SCHMIDT BUILDING RENOVATIONS

Located in the heart of the vibrant and lively Downtown historic District of Sandusky, Ohio, the Schmidt Building sat vacant since 1992 when it was purchased by the owner.  At the time, the building had no utility services and had been abandoned.  Through careful assessment of the existing structure and thoughtful, creative design, the entire building was renovated and outfitted with new MEPT and fire protection systems.  In addition, individual apartment units were fully renovated with new kitchens, baths and all related finishes.  The exterior received a new roof, windows, doors and significant masonry repairs and pointing.  A rooftop deck was added as were balconies at rear apartments. Retail spaces received new storefronts and were prep’d for tenant build out.  The second and third floor common area, including skylight were restored and code improvements were made throughout. The project received federal historic tax credits, a process of which was fully managed and documented by Payto Architects.
