The scope of this project was to renovate an existing, 1926 laboratory building into a speculative lab building for agricultural research tenants. The project is associated with the OARDC's BIO-HIO program, which is a public private partnership to foster the relationship between the research that occurs on the campus and private industry. Being partially funded by EDA grants, the project team bid an early abatement and demolition package to allow the university to meet specific schedule requirements. Due to the historic nature of the building, approval was also obtained from the State of Ohio Historic Preservation Office, in order to maintain funding sources. Work for this project included: extensive asbestos abatement, major interior demolition, replacement of all MEPT infrastructure and services, a full sprinkler system, new elevator, stair and entry, as well as preparation of core and shell elements for perspective tenants. Payto Architect's creative and collaborative design philosophy led to the success of this adaptive re-use project.
